Large flatscreen TV in the living area. - We supply bed linens & bath towels & Beach towels. - We also provide enough hand soap, dish soap, toilet paper, paper towels, & trash bags to get you started upon arrival. However, if you are staying longer than a couple nights, please plan to supplement with your own supplies based on your personal needs.

- Check-in time is 4:00 PM, and check out is by 10:00 AM. Pet Policy: - Please message us for pet approval before booking. - Pets MUST be added to your reservation during the booking process. -Once added, the $200 pet fee is included. - Pet fee is non-refundable and is a flat rate for the stay. - Limit is 2 dogs; no other animals permitted. - Must pick up all droppings from pet(s). - Dogs must be fully housebroken. - Dogs are not permitted on furniture or linens. - NO SMOKING. If anything is smoked inside, you will incur a $200 fee for deodorization treatment. Do not rinse anything sandy inside the unit. The outdoor shower is heated for your convenience. Please use that to rinse your clothes and other items that may get sandy. If you are in the unit on a Monday, please move the trash cans to the street. You can find them on the street if they are not in the parking area when you arrive. They will both have the letter "C" on them. During the Summer months, trash is also picked up on Thursdays. - NO MORE THAN 2 VEHICLES AUTHORIZED TO PARK AT THE CONDO AT 1 TIME. PLEASE PULL VEHICLE UP AS FAR AS POSSIBLE TO KEEP ENTRY CLEAR FOR OTHER VEHICLES ENTERING THE COMPLEX. Please do not block the driveway, as it is shared with all residents of the "A Place to Sea" community. Violators can be towed at the owner's expense. - Self-check-in with keyless PIN code lock - The host must approve visitors - Be respectful of our neighbors. Keep noise volume low. Do not burn incense, essential oils, or similar items. These scents are difficult to remove before the next guest checks in, and some guests may be sensitive to smells. - The weight limit for the bottom bunk is 400 pounds, and the weight limit for the top bunk is 400 pounds. Please do not exceed these limits. After the stay, all towels and sheets will be inventoried, and guests will be charged for missing items. ✅ This property has special local compliance requirements, which include a signed rental agreement, ID verification, and a security hold of $1,000 (which is not a traditional security deposit, just a pending transaction). NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes. 3. CARE OF PREMISES/DAMAGES: NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items, or pool that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy. 4. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. 5. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of the private swimming pool on the Property, and will hold Owner harmless with respect thereto. 6. NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without the prior written consent of the Owner. 7. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. The owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property. Renter will report any maintenance issues immediately to the Owner. The owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. 8. CANCELLATIONS 9. PARKING: OUTLINE PARKING RULES AND INSTRUCTIONS Renter and Owner, by signing this Rental Agreement, acknowledge that they will comply with the terms of this agreement, and each assumes the responsibility for the obligations set forth herein. Renter acknowledges receipt of the House Rules. Renter acknowledges that they have read, accept, and agree to the terms set forth. CHECK OUT PROCEDURES: 1. CHECK-OUT NO LATER THAN CHECK OUT TIME 2. All furniture should be returned to its original location. 3. Empty all trash in the garbage dumpster located at the far end of the parking garage in the designated area (towards the beach). 4. Remove and dispose of all food items from the refrigerator and pantry/cabinets. 5. Place dishes, utensils, etc. in the dishwasher and turn it on when you depart. 6. Remove sheets and all dirty towels and place them in the laundry area.
